Houses today are composed of a complicated set of systems and materials,
assembled on site by a team of trade contractors. The process is efficient
but rarely perfect, and all homes require ongoing maintenance by subsequent
owners to keep them in top condition. As a home buyer, you should protect
your investment by having your home thoroughly inspected at the time of
purchase by a competent and licensed home inspector. Small problems can
turn into larger issues over time, so even new homes should not be exempt
from an inspection. Costs for an inspection vary depending on the size,
age and location of the home, and are the responsibility of the buyer.

Home Warranties
Another thing to consider when buying a home is a home warranty. Some
sellers will offer a one year home warranty for the buyer as an incentive.
If this is not offered, the buyer can ask for the seller to provide a
home warranty after the home inspection is complete, when negotiating
repairs. The buyer may also choose to purchase one on their own. Here
